Legal insight for those shaping the future of places. From complex planning and consenting to clean energy and coastal development, we cut through the detail to help you take projects from ambition to delivery.
Regenerating towns and cities is complex, long term work that involves many legal, commercial and policy considerations. Successful projects often depend on aligning planning and consenting, public and private investment, business growth, and the delivery of commercially viable residential and mixed use development. Clear vision, strong partnerships and the right regulatory and funding frameworks are essential to move projects from ambition to delivery and to create places where people want to live, work and invest.
For coastal communities, regeneration brings additional and often highly specialised challenges. Development must respond to the marine environment, climate risk and one of the UK’s most complex planning and consenting landscapes, while also unlocking opportunities linked to clean energy, ports, skills and visitor economies. Coordinated approaches to infrastructure, housing, investable destinations and green transition projects can play a pivotal role in building confidence, attracting first mover investment and supporting long term economic resilience.
More broadly, successful regeneration is assessed by sustainability and social value. From low carbon development and resilient infrastructure to skills, affordability and inclusive growth, projects must balance commercial objectives with environmental responsibility and community benefit. This hub brings together our legal insight and experience as resource for those navigating these interconnected issues, supporting regeneration that delivers lasting value for places and the people who depend on them.
We are partnering with UKREiiF to deliver a panel session at their 2026 forum focused on the next wave of opportunities for the UK’s coastal communities. Taking place on Tuesday 19 May, the session brings together leaders from government, development, investment and the marine sector to discuss the practical realities of coastal regeneration, including what’s working, what’s holding projects back, and how public and private sectors can collaborate to unlock growth.
The discussion will explore planning, waterfront development, port and harbour infrastructure, and the wider marine economy, drawing on our extensive experience advising on coastal and urban regeneration projects across the UK.

Coastal regeneration delivers best when three factors align: shared ambition across public and private partners, first‑mover investment that builds confidence, and an approach that reflects how people want to live, work and spend time in these locations.
Our article outlines some of the key and often unique requirements and considerations that we see when supporting project delivery around the UK’s coast.
