The Building Safety Act 2022 (BSA) introduced far-reaching reforms in relation to building safety. The legislation introduces extended liabilities and impacts the design and construction process in particular for buildings with residential occupants.
In addition, we have a specialist property disputes team which advises on building safety disputes as between landlords and tenants, as well as on property management generally, including landlords certificates and service charge recovery.
The Building Safety Act 2022 represents a significant overhaul of the legal framework governing the design, construction, and management of all buildings, but particularly ‘higher-risk buildings’, being buildings at least 18m or 7 storeys high which house 2 or more residential units. It imposes new and separate duties on those involved in the development, design, construction and management of buildings, introduces extended limitation periods, and opens up new routes for claims.
