Advising West of England Developments on sale of site expected to deliver 200 homes

Ashfords' real estate team has successfully advised West of England Developments on the sale of a residential development site to Bloor Homes. The new housing development is expected to deliver up to 200 homes and various ancillary uses such as a new station car park, a station square alongside extensive open space and amenity land.

Our work

We acted for the land promoter, West of England Developments (Taunton) Limited in respect of the original promotion back in 2020. We have advised our client on that site since that date - culminating in the current disposal.

There were many challenges along the way - a deed of variation to the s106 agreement was required and a number of discussions with adjoining landowners needed resolving and documenting. The Ashfords team provided end-to-end legal support for the client throughout the entire process, navigating these complex situations to achieve an outcome where all parties were happy.

The result

This Bloor Homes development will become a key site for Wellington, which will deliver a main road to a new train station and car park due to open in 2027. The scheme will also provide:

  • nine acres of open space and play facilities,

  • two acres of employment use land,

  • new station square and mobility hub,

  • delivery of access and infrastructure including spine road to access the proposed railway station; and

  • land for the station car park and land providing enhanced wildlife habitat.
