Advising on a strategic site acquisition to support social and private housing targets

Ashfords' real estate team has successfully advised Curo Enterprise Limited, the development and property delivery arm of Bath-based housing association and house-builder Curo Group, on its latest site acquisition.

The site in Wells, Somerset, will help towards delivering Curo Group's plan to build over 900 new social homes and 600 private homes in the South West region before 2030.

Our work

The transaction comprised an unconditional purchase with the benefit of an existing outline planning permission, together with various ancillary documentation, including letters of reliance in respect of all planning reports and drawings. Alongside that the usual due diligence was required.

From the outset the timescales were challenging - the site had been promoted by Gladman Developments who wanted to achieve exchange and completion by its financial year end on 26 June 2026.

Real estate partner Kate Topp and associate Tillie Clark worked acted on the transaction, with support from solicitors Emily Moorcroft and Lara Jenkins (construction) and solicitor Hannah Lewthwaite (planning).

The result

Ashfords’ knowledge and expertise enabled the transaction to be completed successfully within six weeks, ensuring a smooth process and delivery within the agreed timescales.

The site will facilitate the delivery of up to 78 homes, with outline planning consent providing for 40% affordable housing.
