Biography

Tillie is an associate in our real estate team and specialises in residential development, with a focus on affordable housing.

Tillie acts on a variety of land and development transactions, with a strong background in acting for registered providers on land and plot acquisitions. Tillie has also worked with public sector clients on site assembly and strategic land disposals, and adding to her practice is Tillie’s experience advising on large-scale regeneration projects and real-estate finance transactions.

Prior to joining Ashfords, Tillie worked at TLT LLP for 5 years.

Tillie supports clients to explore and utilise alternative structures for land acquisitions, such as Development Management Agreements and joint ventures, to help housing provision keep up with community demand.

Tillie’s varied experience and tenacity to drive forward transactions means she has built a solid reputation in the sector, and she is described by clients as a great person to work with.

Tillie was named as a Future Leader in Property by South West Business Insider in November 2024.

Relevant experience

  • Leading on the Section 106 acquisition of over 100 plots by a registered provider from a national housebuilder at golden brick stage, involving a complex charging structure, deferred consideration and mitigation of key title risks;
  • Acting for a registered provider on the conditional acquisition of land for use as 100% affordable housing, involving the negotiation of a bespoke development management agreement;
  • Assisting on a joint venture between a registered provider and private developer to help secure funding for a major regeneration project;
  • Negotiating four portfolios of leases for a registered provider in relation to over 50 supported living properties; and
  • Leading on the due diligence of land intended for large-scale development on behalf of a public sector client and advising on the rectification of key title issues at a pre-planning stage.
