Biography

Lizzie is an associate in the property disputes team.

She advises landlords and tenants on their rights and obligations under various residential occupation agreements, including Assured Shorthold Tenancies and Common Law (high value) tenancies. In particular, Lizzie advises landlords and agents on the provisions of the Renters’ Rights Act 2025 and how this legislation will impact their property portfolios. As a result, she regularly acts for landlords seeking to obtain possession of property, particularly where there are complex issues.

Her practice also covers long leasehold residential property, where she advises on service charge, ground rent disputes and recoveries along with management disputes, s.20 notices and enforcement. Lizzie also has a broad experience with dealing with disrepair and nuisance claims, regularly acting for landlords in respect of claims brought against them.  

Relevant experience

  • Advising a large UK food manufacturer on their residential tenancy agreements for  workers with a particular focus on the Renters’ Rights Act 2025. 
  • Successfully obtaining possession of a block of flats required for re-development. Possession on each unit via the accelerated s.21 and s.8 procedure.
  • Successfully obtaining Judgment for a substantial rent arrears and service charge claim (circa £200,000), following a Defence and Counterclaim. Obtaining a full recovery of the Debt and client’s costs.
  • Acting for a freehold owner in respect of Ground Rent arrears owed by a long leaseholder. Obtaining a Court Order enabling the successful forfeiture of the lease, enabling the freeholder to obtain possession of the leasehold.
  • Acting for Local Authorities in pre-action and litigated property disrepair and statutory nuisance claims.
  • Successfully enforcing a substantial money judgment for Local Authority by way of charging order and subsequent Order for Sale of Property (planning breach).
