Revised East Devon DC community infrastructure levy charging schedule published

East Devon District Council has issued a revised CIL (draft) charging schedule for consultation. 

The current rates were adopted by the Council in April 2016 and came into effect in September of that year.

Broadly speaking the current rates comprise a series of different residential CIL rates depending on location: £80/sqm for specified towns, £68/sqm for allocated Cranbrook expansion areas, and £125/sqm for rural areas including Sidmouth and the coast. Retail and non residential uses were zero rated.

The new proposed rates would mean that Cranbrook would be zero rated as would be rural exception sites, sheltered housing, extra care housing and care homes. 'General' residential development in Sidmouth and Budleigh Salterton would face the highest charge of £200/sqm. For  strategic allocated sites and 'general' residential development in the rest of East Devon CIL would be £150/sqm.  

The revised rates also introduce a levy for retail development for the first time: £84/sqm for out of town retail development.
