Emma Rybaruk



Emma is an SRA Regulated Solicitor in the Residential Property Team. Emma has been qualified for 10 years.

Emma deals with all aspects of buying and selling property and land, to include shared ownership, sales of part, plot purchases, Transfers of Equity, unregistered land and Help to Buy and Shared Ownership matters. She also deals with Deeds of Easement, mortgaging and re-mortgaging property.

Emma is recommended by a number of estate agents and deals with all types of client, from companies to private individuals, private individuals include, but are not limited to, first time buyers, the elderly, attorneys and beneficiaries.

Emma has dealt with a number of purchases of new-build plots, which need to be completed within a tight timescale, with demanding sellers coupled with clients who may need extra support and assistance with their purchase, particularly where they are purchasing with the assistance of Help to Buy.

Emma has also dealt with Shared Ownership properties, which result in considerable extra information to be passed and explained to the clients before being able to progress the transaction.

Emma initially undertook the Bar Vocational Course, and undertook the Qualified Lawyer's Transfer Test, before being admitted to the Roll.

Relevant experience

  • Private client: Advising on a complex purchase of a flat which had a defective lease with a missing plan, absent beneficiary and was unregistered (to name very few of the issues) having to balance the client's wish to purchase the property very quickly, with resolving all of the issues that needed to be dealt with before exchange and completion.
  • Private clients: Advising clients on the sale and purchase of a property where one party is severely physically disabled, and therefore having to meet with them in order to establish that she fully understood the transactions and was willing to proceed.
  • Private clients: Advising the clients and Handelsbanken as to a mortgage which was being taken out to assist with the construction of a new-build property, which involved dealing with a large number of queries from the Bank. This involved balancing the requirements of the client to complete the transaction as soon as possible in order that they could complete their build with the requirements of the Bank to ensure that their interest was fully protected.
  • Private clients: Dealing with a number of Shared Ownership properties on a development in Cornwall.
