Sian has undertaken work for social housing clients for the last 16 years. Her workload comprises contentious property matters including more complex tenant management issues, succession disputes, applications for ASBO's and injunctions. Sian is a Partner in the Housing and Property Litigation department in the firm's Exeter office and heads up the Housing team.
Ashfords' Housing team is well recognised in the social housing market for tenant management work and increasingly for transactional and corporate work.
Sian is a member of the Property Litigation Association and the Social Housing Law Association and a board member of a local housing association. She frequently provides training on tenant management and related issues.
Recent experience incudes:
- acting for the London Borough's in relation to all non-routine contentious matters of which a significant proportion are housing related but also include commercial lease renewals, forfeiture claims, commercial rent recovery, breach of covenant claims and related contentious property issues;

reported cases of the team include the Court of Appeal case on the meaning of "succession" in the Housing Act 1985 context: London Borough of Wandsworth v Edward Grant Randall [2007] EWCA Civ 1126; Wandsworth LBC v Allison [2008] EWCA Civ 354; re homelessness determinations, William v Wandsworth LBC [2006] EWCA Civ 535 re homelessness determinations; acting for the successful party in a right to light/Party Wall Act dispute relating to property at Vincent Square, London WC2. - Tamares Vincent Square Limited v Fairpoint Properties (Vincent Square) Limited [2007] EWHC 212; [2007] 07 EG 106, London Borough of Wandsworth v Whibley [2008] EWCA Civ 1259;
- acting for Housing Associations on all types of contentious matters and tenant management work;
- dealing with adjudications of disputes regarding tenancy deposits under one the Government approved deposit schemes; and
- dealing with a variety of Land Registry Adjudication/Lands Tribunal claims for social housing clients.
