Recent experience includes:
- acting for The Courtenay Group of Companies on litigation issues arising out of its retail property portfolio; these include forfeiture actions, distraint, advice on covenants, repossession, advice on insolvency of tenants;
- acting for the successful party in a right to light/Party Wall Act dispute relating to property at Vincent Square, London WC2. - Tamares Vincent Square Limited v Fairpoint Properties (Vincent Square) Limited [2007] EWHC 212; [2007] 07 EG 106;
- advising Coleg Gwent on boundary issues and land ownership on a significant commercially sensitive development project;
- advising Swindon College on repossession issues as part of regeneration project;
- acting for the landlord in the reported service charge dispute. Princes House Ltd & Anor v Distinctive Clubs Ltd [2007] EWCA Civ 374;
- acting for successful landowner in reported case of Gillon v Baxter WWCA Civ 1591;
- acting for the London Boroughs of Wandsworth and Southwark in a variety of contentious matters arising from the management of the council's property interests, including commercial lease renewals, forfeiture claims, commercial rent recovery, breach of covenant claims and related contentious property issues;
- acting for the South West of England Regional Development Agency on all litigation aspects of the land assembly and development programme for the redevelopment of various sites;
- acting for Persimmon Homes and Wainhomes on various issues arising out of the purchases of a number of development sites;
- acting for Sanctuary Housing Association on all its contentious matters and tenant management work;
- dealing with adjudications of disputes regarding tenancy deposits under one the Government approved deposit schemes; and
- dealing with a variety of Land Registry Adjuication/Lands Tribunal claims.

Chambers 2008 ranked the Ashfords' real estate litigation team in Band 1 for the south west and identified Sian as a leader in that field stating that " Sian has been involved in the weighty litigation that has kept the department busy of late and she can expect much more attention as a result of her 'œfantastic work' in service charge and right of light cases".
Legal 500 2007 recognised the "effective and efficient 12 fee earner team" and rated Sian as " superb" .
