Introduction

Purchasing your dream home in Spain is an exciting, but daunting experience. Understanding the language is a hurdle in itself, without the added problems of the Spanish legal system. Working with our colleagues in Spain, we will guide you through the legal minefield of purchasing or selling a Spanish property, ensuring a smooth passage through what can be a complex and risky business.

In our experience a purchaser is often put under pressure to sign a contract within a short period of paying a reservation fee. The contract will often state that the purchaser accepts the planning and legal position with regard to the land/property, often before he has had the opportunity to investigate the legal position. Far too often, unsuspecting buyers sign up to contracts and pay substantial deposit when planning permission has not even been granted by the local Town Hall. This can mean that the property may never be built, despite the completion date on your contract. We will check the planning position for you.

We have direct links with the Spanish Land Registry, Catastral registry and Company Registry. We receive the results of our searches within 24 hours.

We will contact all parties to obtain the legal documentation. We will then report to you with any problems shown by the supplied documentation before you part with your hard-earned cash.
