A guide to buying your property
Initial Instructions - Let us know as soon as your offer has been accepted as we will need to contact the agent to get details of the Home Information Pack (HIP)
- The agent will send us a memorandum of sale once the sale has been agreed
- We will need you to complete the initial paperwork and return it to us
Contract Received - We will advise you as soon as we receive the contract papers and HIP
- We will submit all necessary searches
- We will check the legal title and raise enquiries of the Seller's Solicitor
- We will notify you once the search results and replies to all enquiries have been received
Mortgage - We will advise you as soon as we receive mortgage instructions from your lender
Pre-Exchange - We will send you a written Property Report together with the Contract, Transfer, Mortgage Deed and Stamp Duty Land Tax Return for signature
- You will need to return the signed documents and cleared deposit funds to us in readiness for exchange of contracts
Exchange of Contracts - The contract is not binding until after exchange
- Contracts can only be exchanged when EVERYONE in the chain is ready
- The completion date must be agreed by all parties
Completion - Once the purchase monies are received by us we will send them to your Seller's Solicitor by telegraphic transfer
- Completion takes place when the monies have been received by the Seller's Solicitor
- The keys will be released at that time and will be available for collection from the Agent
